According to chief architect of the project group “Arhimatica” Dmitriy Vasil'ev, for the most part of new buildings of the capital suggested cost of flats doesn't coincide purchasing ability and qualitative characteristics of the object, to that risks during buying of such real estate are high. Prime cost of buildings which have been built in 2007-2008 years and in which the flats are for sale now is rather high.

And more, square meters in them are put up for sale with profitability of 70-90%. As a result, the price of sale is rather high and can be reasonable only for high qualitative objects, for other objects “ store discount” for buyer is rather high” - he considers.

According to Vasil'ev's calculation correlation of market and overstated cost of flats in new buildings of Kiev is 40% to 60% correspondingly. According to facts of analysts of group, today the average cost of square meter in new building in capital is: for dwelling of econom-class – 10,5 thousand hryvnias for square meter, for business-class – 15 thousand hryvnias for square meter. For the year (from Febrary 2009 to Febrary 2010) the cost of square meter in hryvnia equivalent decreased on 11,3%, in dollar – on 25%. Altogether sales are taken place in 137 new buildings, which have different stages of building.
