Dwelling doesn’t rise in price, it costs

The rise of prices on flats isn’t profitable for the sellers, so it’s not worth to believe in prognosis about sharp increase of “squares” .

Only just the market of real estate has been bucked up after one year slackening, persons who create buildings began talking about coming rise of prices on dwelling. It being known that increase is not small – it’s full 33%. Is such possible – got to know “Newspaper…”. It’s need to mention that simultaneously with “expensive prognoses” contrary messages about future crisis of dwelling market have appeared in mass media. According to the data of “Blagovest” Company, for today, the average price of one square meter of dwelling in Kiev – about $3600. Because of such prices dwelling is not in popular demand. Advertisements about dwelling’s sale – are arguments of that. One room flats less than 30 “squares” cost, as usual, up to $90 thousand, larger flats – about $100-115 thousand. And it’s known that such situation was a month and two months ago. The conditions of mortgage also don’t favour the purchase of dwelling. Now the banks increase rates on mortgage again, that’s why customers are not in hurry to buy flats on credit, - explained the analyst of real estate market Yaroslav Tsukanov. According to the expert’s words, the rise in price can aggravate the situation and plunge the market into one more stagnation. And, evidently, it won’t be profitable for people who make business on real estate. Of course, the materials and fuel for builder are getting more expensive. But people who create buildings constrained with sluggishness of the market and they won’t run risks, - consider Yaroslav Tsukanov. In spite of that , now, no one object is built without credit. It means that people who create buildings, independently of fact if their dwelling is sold or not, have to pay their credit obligations. So, one more rise of price of “squares” and following stagnation of the market will damage namely them firstly. Objective reasons for rise of prices don’t see some building companies. – The necessity to enlarge the salary of workers may lead to increase, - supposes the head of the department of work with clients of building company “Makrobud” Michael Bilan. – Only for the last month it enlarged on 5%. But prices on cement and metal constructions are at the same level. The agencies of real estate also don’t wait for enlivening, noticing that market isn’t active. – Now the rise in price can be only artificial, -says the head of department of secondary real estate of “MS- Master” Company Oksana Kazantseva. – Only the fall of dollar could influence on the price in some way, but unimportant. The real price for one square meter in new building, in opinion of many experts - $ 1000.
