Financing of building in Ukraine by the international financial organizations instead of private investors will lead to the stabilization of the real estate market and minimize risks of the appearance of building swindles.
Vice-president of the international relations of the Union of specialists of real estate of Ukraine Michael Gogolev put such opinion into words at press-conference in Kiev. The Union has intend to be a consulter of the international financial organizations concerning questions of the investment in the real estate of Ukraine, Gogolev reported. According to his words, the system of the financing of building must change for the stabilization. So long as means of private investors are not enough for the building of real estate, it’s necessary to use means of bank structures and investment funds. But appearance of the international financial organizations at the Ukrainian market is impossible without reduce of rate on mortgage credits, as for the banks normal credit rate on mortgage is 6-7%, but not existing for today 15-18%. But Gogolev also mentioned that mortgage programs must become more “loyal”, because such percent rate – is one of the highest in Europe. In one’s turn, changes of the conditions of mortgage crediting reflect on the price of real estate. In opinion of expert, under existing conditions of the mortgage credits little rise of prices on dwelling is possible. But expert also said that investment in building of the real estate by the international financial structures wouldn’t reflect on the rice of price of the dwelling, as the financing through the funds of financing of the building add 7% to the price of building. In Ukraine mortgage crediting during the building of the dwelling practically don’t participate. According to the data of the Union, for today, buying of the dwelling at the primary market through the mortgage crediting forms about 20% of common size of bargains.
